Overview.
On behalf of the landowners, Hallam Land and MCC, we are pleased to offer this unique urban extension to the market.
A sustainable community, within a parkland setting, nestled on the southern edge of Fareham.
Strategically located, residential development site benefiting from outline planning consent for up to 1,200 homes, 80 bed care home, country park and key community infrastructure.
This represents a significant opportunity for a range of housebuilders to acquire a large, well-positioned landholding with substantial potential.
Location.
Newlands is located on the southern edge of Fareham, nestled between the established communities of Stubbington and Peel Common. Fareham town centre is located approximately 2km to northeast and contains a range of retail and employment opportunities.
Immediately south of Longfield Avenue and Rowan Way, Peak Lane runs from north to south through the Site from Fareham to Stubbington, dividing the site into two parcels of land. On the eastern boundary is HMS Collingwood and agricultural fields to the south. The western parcel of land is bounded by agricultural fields to the south and Ranvilles Lane to the west, with Oxley’s Coppice enclosing the land from the north.
The site is within easy walking and cycling distance of local services and facilities, public transport links and public right of way network. It also benefits from its close proximity to the Solent Enterprise Zone at Daedalus and the railway station.
Planning.
Following continued promotion by Hallam Land, the site is allocated in the Adopted Local Plan and now benefits from outline planning consent, granted at Planning Appeal (P/23/1157/FP). The consent includes:
01.
Up to 1,200 residential units
02.
80-bed Care Home
03.
Primary school
04.
Local centre with community centre & commercial uses
05.
Sports Hub
06.
Two new access points with new pedestrian cycle routes
07.
Country Park with bird reserve and Strategic Green Infrastructure

Access & Connectivity.
The Site is divided in two by Peak Lane, which runs in a north-south direction between Fareham to the north, and the village of Stubbington to the south. Daedalus Way (The Stubbington Bypass) connects Gosport Road, Peak Lane and Titchfield Road. This is situated to the south of the Site and to the north of the village of Stubbington
The site benefits from excellent access to major transport routes, including the M27 motorway, just 2 miles to the north, linking the development to the wider south coast corridor, including Southampton and Portsmouth. Fareham train station is also located approximately 2km northeast and is well served by the Great Western Railway and the Southern Railway which provides frequent services to Portsmouth Harbour, Brighton, Southampton and to London Waterloo and London Victoria. Solent Airport is close by, situated to the south of Gosport Road.

Method of Sale.
Newlands is being offered to the open market by way of Informal Tender.
We are seeking unconditional offers, subject to contract only, for the freehold interest of the site. Whilst the preference is to sell the site in its entirety, offers for phases will be considered.
